A fresh development recently broke ground on Albuquerque鈥檚 West Side, aiming to enhance the community in more ways than one.

Demi鈥檚 Pavilions, a new commercial site at 10120 Coors NW, is officially under construction. The project will bring 17,000 square feet of new retail space to an empty 2.5-acre lot situated between Hong Kong Buffet and Demi鈥檚 Salon Boutiques, according to Richard Ayala, owner of Prestigious Industries.

Prestigious Industries, a local residential and commercial contractor, broke ground on Demi鈥檚 Pavilions in June. Ayala said the site will feature three separate buildings, which will include 10 suites ranging from 1,500 to 2,100 square feet.

Most of the units have already been leased to beauty salons and cosmetics retailers, but a dentist鈥檚 office could also potentially join the lineup, Ayala said. Most of the tenants will be local 鈥� a highlight of the project for Ayala.

鈥淢y hope for this project is that it becomes a place where local businesses can thrive in a modern, welcoming environment,鈥� he said.

The property鈥檚 owners 鈥� the same people who own Demi鈥檚 Salon Boutiques 鈥� first approached Ayala鈥檚 company about the project a few years ago. While Ayala originally founded his company 鈥� formerly Prestigious Homes 鈥� to focus on residential real estate in 2006, the company has shifted much of its attention to commercial development over the past five years.

鈥淥ur passion is building shopping centers like these to bring more opportunity to the community by having a place for tenants to conduct their business,鈥� Ayala said.

The development will also feature a parking lot with 127 spaces, including four 鈥淟evel 2鈥� electric vehicle chargers and four 鈥淟evel 3鈥� electric fast chargers. The total cost of development for the project is a little more than $7 million, Ayala said.

With help from local architect Don Dudley and designer Penny Dudley, Ayala said he expects Demi鈥檚 Pavilions to reach completion in the next 10 to 11 months.

For Ayala, the real excitement will come when businesses begin opening at the property, which he said the owners expect will generate up to 100 new jobs.

鈥淥ur goal is to create a building that not only looks attractive and enhances the surrounding area, but also provides a space where each business can pursue its goals, grow and serve the community,鈥� he said. 鈥淚 hope this development becomes a source of opportunity, reflects the aspirations of the businesses that call it home and contributes positively to the area鈥檚 continued growth.鈥�
