A ranch compound where residents can stroll their own private village is on the market for $16.5 million.

The price tag of the estate, named Rancho Alegre, isn鈥檛 the property鈥檚 only staggering bullet point. Dubbed 鈥渙ne of New Mexico鈥檚 most extraordinary legacy estates,鈥 Rancho Alegre features more than 20,000 square feet of living space across several structures sitting on 178 acres roughly 30 minutes outside of Santa Fe, the says.

The Lyon Group, a real estate office under Sotheby鈥檚 International Realty, brought the property to market last week. Jake Lyon, a partner at The Lyon Group, said the estate is 鈥渙ne of the most special properties鈥 that he or his father, The Lyon Group Founder Neil Lyon, will 鈥渆ver get to be involved with in our lifetime.鈥

While the property has no shortage of unique features 鈥 including an infinity pool, a recording studio and a chapel with a movie theater inside 鈥 Rancho Alegre鈥檚 current residents are also unique. They are Jochen Zeitz 鈥 a former CEO of Harley-Davidson and Puma 鈥 and film producer Kate Garwood.

The married couple purchased Rancho Alegre for $7 million in 2013, according to Lyon. Zeitz, an American West enthusiast and collector, was drawn to the property because of its adobe architecture and Wild West feel.

鈥淚t was built in the 鈥90s, but has this feeling of kind of this old pueblo that鈥檚 been there forever,鈥 Lyon said. 鈥淚t鈥檚 just this incredible property that really encapsulates a lot of the architecture and spirit of the American West.鈥

The Western spirit continues throughout Rancho Alegre鈥檚 private village plaza, which includes an Old West jail, a general store, outdoor cantina and carriage house that The Lyon Group listing says can serve as an auxiliary entertaining space or garage for a car collection.

In completing what the listing describes as 鈥渁 fully realized Southwestern world,鈥 the property also offers equestrian facilities including several pastures, 12 stalls, a 140-by-300-foot fenced arena, round pen, barn and storage sheds.

In addition to hosting luxury weddings and private events, Rancho Alegre has served as a backdrop to films including AMC鈥檚 鈥淒ark Winds鈥 and Netflix鈥檚 鈥淭he Ridiculous 6.鈥 The property鈥檚 infinity-edge pool also made an appearance in HBO鈥檚 鈥淪uccession.鈥

For the Zeitz family, the property was home, serving as their primary residence since 2021. Over the last several years, the owners invested more than $5 million into redesigning and restoring the property, primarily through interior projects, Lyon said.

鈥淭hey鈥檝e put in an incredible amount of work,鈥 Lyon said.

The estate鈥檚 six-bedroom main residence features hand-carved beams and cabinetry, arched brick ceilings, flagstone and granite surfaces, copper-clad windows, vigas and stacked Anasazi stone. It also comes with a solarium, saloon, wine cellar and bar, screening and entertainment room, two offices and a detached private gym.

With a separate four-bedroom ranch house and several guest suites also on the property, Rancho Alegre has a total of 16 bedrooms and 19 bathrooms.

鈥淭here鈥檚 this incredible thoughtfulness and craftsmanship to each room and area, and it鈥檚 consistent across the whole property,鈥 Lyon said.

The Sotheby鈥檚 Realtor said Rancho Alegre鈥檚 owners have decided to list the property so they can focus more of their time and attention on their ongoing conservation efforts in Kenya. Zeitz also just recently retired from his role with Harley-Davidson in 2025.

The Lyon Group has received several calls and inquiries about the property since listing, with a first showing already scheduled for next week, Lyon said. Though, it may take time to sell such a unique property, he added.

鈥淭his is a one-of-one property. You could not build it again today. It鈥檚 all adobe, and no one would build 20,000 square feet of adobe today,鈥 Lyon said, citing elevated building costs. 鈥淚t鈥檚 kind of irreplaceable.鈥
