Titan Development is moving dirt at Mesa del Sol once again, making way for new homes to be built.

The New Mexico-based real estate investment and development firm said Wednesday that it recently broke ground on a new residential subdivision within Mesa del Sol, a growing master-planned community in southeast Albuquerque. The development will generate 185 residential lots ready for home construction next year.

Artiste is Titan鈥檚 second residential undertaking in Mesa del Sol. The first is Montage 5, one of seven phases that completed infrastructure for Mesa del Sol鈥檚 872-lot Montage subdivision. Titan broke ground on Montage 5 in early 2024 and completed it in mid-2025, making 167 lots available to builders.

Brian Patterson, a Titan partner, said in a statement that Artiste represents a 鈥渓ong-term commitment to Mesa del Sol and to providing thoughtfully designed residential housing options in what we believe to be Albuquerque鈥檚 most exciting growth corridor.鈥�

Mesa del Sol has been a focus of local real estate and economic development talks for decades. In recent years, the project鈥檚 single-family residential developments have gained momentum, spurred by large companies and their employees settling in the area.

Some of the companies that have planted roots in the area include Netflix, Kairos Power, Kevothermal, Fidelity Investments, Molina Healthcare, 近距离内射合集 Poly Systems and Guzman Construction Solutions.

The area鈥檚 growth has been gradual. But with aspirations to welcome close to 137,000 residents one day, Steven Chavez 鈥� managing partner of MDS Investments, Mesa del Sol鈥檚 master developer 鈥� said the growth has to be strategic.

鈥淢esa del Sol was designed to evolve alongside the city鈥檚 economic momentum, and Artiste is another important step toward realizing that promise,鈥� Chavez said in a statement, highlighting the need for high-quality residential living near Albuquerque鈥檚 expanding employment hubs.

Today, Mesa del Sol is home to about 4,000 people, with nearly 1,000 homes and 330 apartment units, Chavez said. The goal is to reach about 37,000 single-family houses and 3,000 multifamily units over the course of 25 years, he added.

But before homes can come, land has to be ready.

Titan will spend the next several months creating infrastructure that Artiste鈥檚 185 lots will need before welcoming home construction. That process includes leveling the land and installing utilities and roads. The company expects to complete the lots and start selling them to homebuilders next summer.

Artiste will also have future phases, but Titan declined to share details about those plans. A spokesperson also declined to share the development cost for Artiste鈥檚 first phase.

In a news release, Patterson said positive feedback from builders and homebuyers about the Montage subdivision affirmed Titan鈥檚 decision to pursue a second project at Mesa del Sol.
