Secluded Albuquerque estate with pool, horse arena recently listed for $5.8 million

Fun and joy are what came to mind when Realtor D鈥橬ette Wood was preparing listing materials for 3150 Coyote SE, a massive Albuquerque property that just hit the market two weeks ago.
The property, dubbed Coyote Springs Ranch, is tucked within the foothills of the Sandia Mountains and spans more than 16,000 square feet of living space across roughly 176 acres of land. The property is available for a price tag of $5.8 million. The option to purchase an additional 1,186 acres in the surrounding subdivision is also available, Wood said.
鈥淚t鈥檚 a super rare property,鈥� said Wood, an associate broker with Sotheby鈥檚 International Realty. Wood said the property鈥檚 privacy, acreage and amenities are 鈥渃ompletely unprecedented鈥� for the Albuquerque market.
The estate was listed once before for $7.2 million in 2021, and it remained on the market for three years. Wood said the price wasn鈥檛 aligned with market conditions at the time. She hopes the current price, along with her efforts to convey the full story and 鈥渇un鈥� nature of the property, will make the second time a charm.
Coyote Spring Ranch features a total of eight bedrooms and 12 bathrooms, split between a roughly 14,000-square-foot, French country-style main house and a 2,000-square-foot guest house.
The property is a 鈥渟anctuary for both people and wildlife,鈥� as it also comes with equestrian facilities including an 18-stall barn, two round pens, a hay barn and a 31,000-square-foot indoor arena, the says.
The arena, which has two additional bathrooms, has primarily been used for equestrian purposes such as training and clinics, but it also has the potential to be converted into a massive garage for cars, pickleball courts or whatever the buyer鈥檚 passion is, Wood said. The property also comes with multiple car garages and a dedicated RV garage.
The property is a roughly three-mile drive from the gated entry to the estate, which sits just off an Interstate 40 frontage road. The property鈥檚 location creates what the listing describes as 鈥渢he rare combination of total seclusion and easy access to city conveniences.鈥�
Wood imagines a life of fun and enjoyment for the next owner 鈥� a vision shaped by the property鈥檚 plethora of amenities including a heated indoor swimming pool, an outdoor firepit and pond, several fireplaces, a movie room, tennis court, craft room, gym, workshop, a family room with a wet bar and game area, and miles of riding and walking trails.
Three of the main home鈥檚 five bedrooms are what Wood called 鈥減ods,鈥� each featuring an upstairs bedroom and a private downstairs living area. The home also offers several secret passages, one of which is between two of the pods.
鈥淚sn鈥檛 this fun?鈥� Wood said as she made her way through the pod passage during a tour last week. 鈥淭o go to your sister or your brother鈥檚 room this way 鈥� that鈥檚 a really cute element.鈥�
While the primary suite does not feature any secret passages, it makes up for it with massive dual closets and a no-slip tile stair set leading up to a grand central bath tub with showers tucked away on each side.

The grand nature of the home is also showcased through high ceilings and Juliet-style balconies galore 鈥� overlooking family rooms on the inside of the home and offering exterior views of where sprawling foothills meet wide New Mexico skies, with a sea of Albuquerque鈥檚 city lights glowing in the distance.
While the property has been 鈥渕eticulously updated鈥� over the years, the home鈥檚 structure and 鈥済ood bones鈥� have remained largely the same since its owners built it in 1997, Wood said.
For Wood, being a Realtor means also being part storyteller and part matchmaker; 鈥渂lessed鈥� is how she feels to tell the story of Coyote Springs Ranch, she said. She hopes to match the property with a person or family equally as fun as the estate, and simultaneously help its owners move on to their next chapter, she added.
